This Arleta home was built in the 1970s, with the compartmentalized floor plan that era favored — a small kitchen walled off from the dining area, and both separated from the living space. The client wanted the opposite: one open, free-flowing room. We remodeled the 160-square-foot kitchen completely, made the structural changes needed to combine the areas, and ran substantial new electrical and HVAC throughout.

The Problem: What the Homeowners Wanted

The 1970s floor plan divided the main level into several small, separate rooms. The kitchen was closed off from the dining area, and neither connected to the living space — so cooking meant being cut off from everyone else in the house. The client wanted an open, free-flowing kitchen, dining area, and living space, out of a footprint that had never been laid out that way.

The Solution: How We Made It Happen

This project is a clear example of how several small areas can be reconstructed into one larger great room. Opening the plan meant structural work, not just removing finishes, so the remodel was planned around what the house could carry once the dividing walls came out. We rebuilt the 160-square-foot kitchen completely and ran substantial new electrical and HVAC to serve a floor plan that no longer matched the original mechanical layout.

The Finished Result:

The kitchen, dining area, and living space now read as one room. Sightlines run the length of the floor, the space feels considerably larger than the square footage suggests, and cooking no longer means standing alone behind a wall. For a 1970s house that was never designed to be open, it's a full reset of how the main level lives. Total investment: $105,000.
