See how Steiner Remodel turned an unpermitted, half-finished Laurelhurst basement into a fully legal, fully livable lower level — a new bathroom, a finished laundry room, a finished garage, and hidden storage nobody knew was there — without demolishing the built-ins the homeowners loved.
What began as a simple basement bathroom conversion became a full lower-level rebuild. Once planning and design were underway, we discovered that the existing finished portion of the basement had been built without permits — which meant the entire space had to be brought up to current code before anything new could go in. The finished project delivers a permitted 80-square-foot bathroom, a 500-square-foot finished garage, a proper laundry room, an enclosed utility room, a code-compliant egress and stair, and storage the homeowners didn't know they had.
The homeowners wanted one thing: a bathroom downstairs. But planning turned up a bigger problem — the existing finished basement had been built without permits, so nothing could move forward until the whole lower level met current code. The city's answer was to tear the finished space out and start over, including the built-in cabinet and entertainment center the homeowners loved.
Instead of demolishing the finished space, we devised a way to expose the existing framing and electrical for inspection without tearing everything down. That kept the built-ins in place and saved the homeowners a significant amount of money. From there, we added a code-compliant egress, modified the stairs to meet code, enclosed the utility room, and finished the laundry room and the 500 SF garage. Along the way we uncovered a buried crawl space and turned it into the storage the tight garage needed.
The lower level is now fully permitted and fully finished — an 80 SF bathroom that lets the basement stand on its own, a proper laundry room, a usable 500 SF garage with reclaimed storage behind it, and the utility room out of sight. Best of all, the built-ins the city wanted demolished are still exactly where they were.
