The Sumner house was built in 1908 with a large, open basement that had never been finished — space the family walked through on the way to the washer and otherwise didn't use. We converted it into a full lower floor: a spacious living area, a laundry nook, a bedroom, and a master bedroom with its own bath.
The basement was large and open, but unfinished — in practice, a place to keep the washer. The clients wanted it to be usable space instead of pass-through square footage, and they wanted enough of it to hold real rooms rather than one finished area.
The open footprint was the opportunity, so we planned the floor as a set of rooms rather than one finished basement. A spacious living area anchors it, a laundry nook keeps the washer where it belongs without giving it a whole room, and a bedroom plus a master bedroom and bath turn the level into somewhere people can actually live.
The 1908 house gained a full floor without changing its footprint — a living area, a laundry nook that finally has a purpose, and a master bedroom and bath below grade. The basement is no longer just the place you go to do laundry.
